10 Ways to Make Your Home Rent-Ready

  1. Change all of the locks, or re-key them. One of the most important things you can do, especially if you have rented before. Change the code to the garage door also, and if you have a community fitness center or pool make sure the new tenant gets a copy of those.

  • Clean the carpets. This may sound trivial but believe me; renters will appreciate a newly deep-cleaned carpet. Also it's good for the carpets to get cleaned occasionally and if the house is empty the cleaners will be able to really get every space.

  • Get a professional cleaning company to clean the house. Even if you were a very clean person it is a good idea to have this done. Renters will expect it and, in the end, may take better care of your home if they see that you took care of it too.

  • Interior home repair and paint. Any repairs that need to be made should be done before the renters move in. Leaky faucets, cracked tiles in the bath, linoleum that has been torn or cracked, holes in the wall from nails, all should be repaired. Also, unless the paint is in very good condition, have the inside professionally painted.

  • Clean up the yard. Again, if you want the renters to treat your home well show them that you have treated it well. Clean up any junk, get the grass into shape, replace any bushes or trees that are dead, and if you have any lawn decorations make sure that they are in good condition. If not, toss them. A power washer should also be used on the driveway or any patios.

  • Check Lighting and bulbs. Replace any broken light bulbs in and outside of the home, and clean any that are outside but still functioning. Safety is important here and a clean outdoor bulb will give off more light.

  • Clean the vents and change the air filters. Quality air control is important, and a dirty air filter can adversely affect air quality. If you have disposable filters get a supply of them and ask the new tenant to change them regularly. It's easy and shows that you care. It will also protect your home.

  • Repair or replace window and door screens. Torn screens are a health hazard as well as a safety hazard. If repair is possible make sure to get it done. If not, replace any screens that are damaged. This will protect your renters and protect your home from unwanted pests and insects.

  • Inspect all ceiling fans. Make sure that all the fans in your home are operating properly. Electrical problems can be dangerous and fans that aren't working properly should be replaced.

  • Professionally spray for pests. If you live in an area of the country where insects are a big problem then you should already be doing this on a regular basis. It is better to control a bug-free home now than to try and take care of an insect problem after it has started.
