Basic Guidelines On How to Become a Real Estate Agent in Canada

Are you interested in becoming a real estate agent? For Canadian residents who are up for the challenge, it may not be as difficult as they believe. There are a large number of career paths a licensed realtor can choose from in Canada, so the doors of opportunity are wide open.

Some of these opportunities include residential, commercial, industrial, and investment properties, as well as becoming a property management specialist. There's also realty business brokering, and farming realty.

With some time and effort, as well as the drive to succeed, Canadian residents can meet the basic requirements necessary for licensing to become a realtor. Here are some basic guidelines that must be met first, though:

  1. License holders must be at least 18-years-old in order to be realtor.

  • Canadian residents with a high school diploma, or equivalent educational achievement, qualify.

  • Realtors must be fluent in English, and it's helpful to know a second language.

  • Remember, depending on which province you reside in, the licensing requirements will differ. It is your responsibility to check on all course requirements to become a realtor.

  • Complete all the required courses, such as the Real Estate Associate's Program for example.

  • Send out applications to work with a broker.

  • Make sure your background check is completed.

  • Determine with path you want your realtor career to journey down. Do you want to be a property manager? Do you want to work with investment property? Now is the time to nail this decision down.

  • Take your 15-day course for licensing. You must score at least a 70 percent in order to receive a passing grade.

  • Finalize your Application for a Salesperson, as well as a Schedule A so your broker can provide signatures on these forms. The forms, along with the letter stating your examination is complete (and passing), must be sent to the Nova Scotia Real Estate Commission along with a copy of your birth certificate, a copy of your driver's license, and all associated fees.
  •

Though not mandatory, there are some additional courses available to help you get a leg up on becoming a realtor in Canada. You could take the Real Estate Aptitude Test held in British Columbia in order to determine if this career path truly is the right choice. This test will help you make a final decision before an excessive amount of money is spent on courses and licensing only to find out later this isn't the career for you.

Additional information about how to become a realtor in Canada is available at the Real Estate Institute of Canada. There, you'll find all the necessary contact information, as well as obtain additional information about Canada's government and how it relates to becoming a realtor in Canada.

Be aware that, if you carry any criminal convictions within five years of applying for your license in Quebec, you will not qualify. However, there is an exception for those who have been convicted of a crime against the Real Estate Brokerage Act in that they will not be able to attempt to obtain an agent license at all.
